Rules and Regulations
Occupancy and Use- The Premises shall be used solely as a temporary private dwelling for the RV Owner and those persons identified on the Rental Agreement. No other persons may reside on the Premises. Information regarding whom to notify in case of an emergency, current vehicle description and license plate numbers will be kept current and on file. Proof of RV ownership and insurance must be provided with a signed lease.
RV Owner agrees to keep the premises clean, sanitary, and in good order, and agrees not to hamper, disturb, or interfere with other RV Owners in the trailer court. The Court Owner has the right to refuse tenancy to any individual who, in its sole and absolute discretion, while staying as a guest in the trailer court, has violated the rules and regulations of the trailer court or otherwise violated the right to quiet enjoyment of any other RV Owner.
All RV Owners are to respect the rights of others to enjoy the quiet and peaceful use of our community. Any tampering with a neighbors property will result in immediate termination of Rental Agreement. Failure to comply with the above requirements will result in Termination of Rental Agreement.
Responsibilities of the Court Owner – The Court Owner shall maintain all common areas including the gravel lanes and grass areas of the RV lots. Mowing and trimming of grass and shrubs and snow plowing of gravel lanes is performed by our staff. The Court Owner shall maintain the Well House with its pump equipment and chlorination system. The Court Owner shall maintain the Septic System. The Court Owner shall provide adequate electricity service to power a self contained RV.

- The Speed Limit in the trailer court is 5 MPH. RV Owners are responsible to inform their guests. Recurring warnings about excess speed may lead to termination of Rental Agreement.
- Garbage Removal – Apple Valley Waste services trash totes on a weekly basis. Totes are shared between RV sites. These containers are strictly for household garbage. If you need your own trash tote there will be an additional $10 per month charge. Please keep your site picked up and clean of debris. Please take trash totes to roadside on Thursday evenings and return to sites on Friday am.
- Automobiles – Only two vehicles are allowed to park at each RV site and only in the designated parking area. All vehicles are required to be operational and have current tags and registrations. No vehicle repairs are permitted on the premises, other than minor repairs that do not disable the vehicle for more that 24 hours. Vehicles must be owned by renter and tags and registrations must be current.
- RV Owner shall maintain the RV site so as to discourage and inhibit rodents, insects, wild animals, feral cats from nesting, seeking refuge or frequenting the RV site.
- RV Owner may have up to two dogs, or cats, or combination thereof. RV Owners are responsible for their pets. Dogs are limited to 50lb size limit. Cleaning up after and keeping your pet from wandering off of your RV site is your responsibility. RV Owners must provide the Manager with proof of Rabies vaccination and a picture of the pet. The decision to permit a pet to remain in the community is at the sole and absolute discretion of the Court Owner.
- Noisy, unruly, or dangerous pets will not be allowed to remain in the community. Breeds such as Pit Bulls, Rottweilers, Dobermans, and German Shepherds are not allowed. Pets are NOT allowed to roam freely around the neighborhood. Pets are NOT allowed to be tethered outside for more than one hour and never on a chain. No outdoor dog houses or pet enclosures are permitted. Pets must be fed inside the home only. If you do not have pets when you come in, you are not permitted to obtain pets while here. You must ABSOLUTELY pick up your pets POOP !!
- RV Owners are responsible for the conduct of their children, guests, visitors and pets and any disturbance or damage that may be caused by them.
- A storage shed is provided for each RV site use. Outside storage is prohibited. All items, including but not limited to: toys, bicycles, ladders, etc. must be stored inside the shed. Picnic tables, Gas or Charcoal Grills, Lawn chairs may be stored outside in a clean and orderly manner. All outdoor furniture must be maintained in safe and attractive condition. Only furniture designed for outdoors may be used outdoors. No window air conditioning units are permitted to be installed in any RV.
- No outside burning or campfires are allowed unless in a small above ground fire pit. If a neighbor complains of smoke you must desist. Any odors coming from a site that are considered obnoxious to neighbors or Management must be resolved immediately.
- No Trailbikes, mini-bikes, ATVs, snowmobiles, 4 wheelers, UTVs and other similar recreational vehicles are allowed to be parked at the RV site. Motorcycles are allowed as long as they are used for regular transportation. Rental spaces are available in our Storage and Parking area for an additional fee.
- No Public Intoxication, use of illegal drugs, immoral conduct, abusive language, loud parties, loud music coming from inside the RV or from vehicles, loud mufflers or excessive noise will be tolerated. No prolonged idling of vehicles allowed at sites.
- No criminal activity or trouble with any law enforcement agency will be tolerated.
- Bows and arrows, sling shots, pellet or BB guns, paintball guns, fireworks, or any kind of firearm use is strictly forbidden.
- No Loitering in the trailer court. Minor children should be supervised at all times.
- RV Owner agrees to comply with all laws, ordinances, rules and regulations, and directions of governmental authorities.
- No washing of vehicles, watering of lawns or gardens from the trailer court water system is allowed.
- Community areas include: Picnic Pavilion, Chicken yard, Community Garden, Community Park and Pond, and Fields. Please coordinate use of any of these areas with our staff and other community members. Please enjoy fresh eggs as supplies allow. Please make a donation of $3 per dozen to help with costs.
